Do You Need Garden Planning Permission For A Garden Shed?

Garden planning permission is required any time you are building a structure in your garden. Many times, however, that permission is granted in local building codes so that you are able to build small structures such as garden sheds without having to purchase a building permit. There are some limitations on the permission that is granted without a permit.

In many communities you are allowed to build small structures such as dog houses and garden sheds without obtaining a permit. There is normally a maximum size allowed for the structure which is generally under 100 feet. In addition, there may be building height and setback restrictions that need to be met.

When you live in certain subdivisions other restrictions may have been imposed by the covenants, conditions and restrictions of that subdivision. These covenants may limit one’s ability to build a garden shed. There should have been a copy of the covenants in your home purchase packet.

When planning your garden shed you will need plans. Experienced homeowners may be able to draw their own building plans; however, plans for a garden shed are often inexpensive. The plans not only give the placement of the walls but instruct the builder on the length of each board. Additionally, there are kits available for garden sheds that have all lumber pre-cut to the correct length.

If you are required to get a building permit, you will need to have some kind of plan showing what you want to do. Planners want to know what your plans are before giving their stamp of approval to the project.

You should always check to see if you need permission to build any structure. Time and money spent on a garden shed that needed approval before building may be wasted and the building may have to be torn down. A phone call can save a large amount of work.
